As Omaha leaders prepare to build a new ballpark for the College World Series, the Triple-A Royals are making plans for their own Venue in Sarpy County.
The deal negotiated between Sarpy County and the Omaha Royals would build a new ballpark at a cost not to exceed $20.3 million.
According to a copy of the lease agreement, Sarpy County would own the new ballpark and lease it to the Omaha Royals for 25 years. The Royals hope to open the ballpark in 2011.
The Royals would manage the ballpark, collect concession revenue and determine if there's a fee to park at the facility. The Royals also would be allowed to sell naming rights. Revenue from the naming rights could be shared between the organization and the county.
Under terms of the tentative agreement, the Royals would contribute $2.35 million to the construction, and pay $450,000 annual rent for the first five years. The rental payments would increase after five years, based on the inflation rate.
The total cost of the project would not exceed $26 million. The additional cost would finance road improvement and land acquisition. The team also agreed to pay $2 million cash and $350,000 for pre-development expenses. The team also will share half of any naming rights fees over $300,000.
Sarpy County plans to issue bonds to finance the construction. Half of the bonds will be paid-off by Royals' rental payments. The rest of the county's financing plan remains undetermined.
The lease agreement showed that the new ballpark will seat about 6,000 people and contain 15 luxury suites. The agreement likens the proposed Sarpy County ballpark to Lincoln's Haymarket Park. (Baseball. Facilities, Financial, MinorTeam, Professional Sports, Venue)
